MANAGEMENT SERVICES
Special and change situations are often time-critical and require rapid, targeted implementation of measures. In addition, these tasks are usually added on top of the company’s day-to-day business. These specific conditions, with increased requirements for risk management and managing director liability, require experienced management expertise. At the heart of VTR’s Management Services is the temporary assumption of leadership responsibility in companies facing demanding special situations.
On a mandate basis, we assume relevant functions such as Chief Restructuring Officer (CRO) or interim CEO. Our services include strategic realignment, cost-structure analyses, cashflow stabilisation, and the coordination and implementation of all operational restructuring measures during the transformation process.

DISTRESSED REAL ESTATE RECOVERY
In real estate projects, value preservation or value recovery is often only possible in the medium term. In addition, real estate restructurings are often only possible through extensive, coordinated individual steps in shaping the financing, ownership and tax situation. Both require a stable and resilient ownership and management situation.
VTR offers specialised solutions for distressed real estate projects (existing assets and development) and their owners, investors or financing institutions. The focus is on stabilising or restoring value—whether through repositioning, economic revitalisation or alternative realisation scenarios. VTR assumes asset and/or portfolio-type management with a multidisciplinary team of real estate experts, finance specialists and restructuring managers. In special cases, VTR also assumes the role of shareholder (“Shareholding-as-a-Service”).
By combining strategic real estate expertise with deep crisis experience, VTR succeeds in delivering sustainable solutions even in complex ownership structures and in stabilising and restoring debt service.
DEBT RECOVERY SOLUTIONS
Complex and multi-layered financing structures often represent an insurmountable obstacle to implementing operational transformation and restructuring measures. Legal or regulatory framework conditions may further restrict the ability to act.
This requires creative financing-side solutions to enable implementation speed and value preservation from day 1.
VTR develops and implements solutions for the repayment of critical financings, temporarily assumes the role of financier via SPVs without issuing new loans or alternative financings, and conducts specialised realisation processes such as auctions or trustee sales.
Here, VTR operates at the interface between creditor protection, business continuity and market realisation—always solution-oriented, discreet and with strong stakeholder expertise.

- Out-of-court restructuring of a multinational group structure with approx. 150 individual companies, while refinancing the core group and separating non-core holdings from the operating business
